Neet Design is proud to partner with Ngāti Manuhiri and Waste Management New Zealand on a visionary multi-year master planning initiative to transform reclaimed clayborrow land into thriving, well-connected hapori. At the heart of the proposed masterplan sits the Whare, perched atop a plateaued ridge, creating a central hub that fosters both physical and visual connections across the site through carefully aligned view shafts.
The site layout draws inspiration from the form of the Ngāti Manuhiri whai (stingray), with buildings thoughtfully positioned along the site's shallow gradients, avoiding steep terrain and low-lying flood zones. This design allows for the creation of distinct zones, separating communal areas from private spaces while maintaining intuitive flows within the community. By centering communal spaces, the masterplan encourages closer interaction and connection, while vertical separation across the site's varying heights further enhances privacy and functionality. This integrated approach establishes a resilient, connected, and culturally meaningful community for generations to come.
